General Terms and Conditions – Casa dei Contadini

Article 1 – Definitions


In these general terms and conditions, the following definitions apply:


Renter: the private owners of Casa dei Contadini, Vocabolo Posasso 26, Città della Pieve (PG), Italy.


Renter: the person making a reservation or on behalf of whom a reservation is made.


Agreement: the rental agreement between renter and owner regarding stay in Casa dei Contadini.


Stay: the period during which the renter and any accompanying guests use the rented accommodation.


Article 2 – Applicability



  1. These general terms and conditions apply to all reservations, rental agreements, and stays at Casa dei Contadini, regardless of whether the booking is made directly with the owner or through intermediaries (such as Booking.com or Zoover).

  2. By making a reservation, the renter declares to have taken knowledge of and agrees to these terms and conditions.


Article 3 – Reservation and Confirmation



  1. A reservation can only be made through the Casa dei Contadini website or through recognized booking platforms where the possibility of making a reservation is offered (such as Booking.com or Zoover).

  2. After receiving the reservation request, the renter will receive a confirmation. The reservation is only definitive after receipt of the down payment.

  3. The renter must be at least 18 years old to make a reservation.


Article 4 – Payment Terms



  1. Upon making a reservation, a down payment of 25% of the total rental amount must be paid.

  2. The remaining balance must be paid in full at least 6 weeks prior to arrival.

  3. In case of reservations made within 6 weeks of arrival, the full amount must be paid immediately.

  4. If the full payment is not received on time, the owner has the right to cancel the reservation. The down payment will not be refunded in that case.

  5. For bookings made through intermediaries, the terms and conditions of the intermediary apply in addition to these general terms and conditions.


Article 5 – Stay, Use, and House Rules



  1. The accommodation may only be occupied by the number of people mentioned in the reservation. It is prohibited to have unregistered guests stay in the accommodations. If this is detected, the owner has the right to terminate the renter's stay without refund.

  2. Dogs are welcome, a maximum of 2 per accommodation and only after prior written permission from the owner.

  3. Only dogs are allowed; no other pets.

  4. Dogs must always be leashed outside the apartment or at least as much as possible.

  5. The dog must exhibit social behavior and not cause disturbance to other guests.

  6. In case of aggressive or inappropriate behavior, the owner has the right to terminate the stay without refund.

  7. Fee: €10 per dog per stay.

  8. Smoking is prohibited in all indoor areas.

  9. The renter must treat the accommodation and inventory with care.

  10. In the poolhouse, a shared refrigerator is available for use on a good-faith basis. Guests note what they use on the list next to the refrigerator. Payment of consumables takes place at check-out/checkout.

  11. Parties and events are not allowed without prior permission from the owner.

  12. The renter may not cause disturbance and must respect the peace of other guests.


Article 6 – Accessibility



  1. Casa dei Contadini has an apartment suitable for guests with mobility impairments or who use a wheelchair.

  2. The renter must indicate in the reservation if someone from the travel group is mobility-impaired, so that the correct apartment can be assigned.

  3. The owner has the right to enter the rented accommodation after prior notice and in case of a presumed urgent reason.


Article 7 – Complaints Procedure



  1. Complaints or defects must be reported directly to the owner during the stay, so that they can act within reasonable time.

  2. If a complaint cannot be resolved immediately, the renter must contact the owner via email or phone.

  3. The owner will make every effort to resolve the complaint as soon as possible and to the satisfaction of the renter.

  4. If a complaint is not resolved to the satisfaction of the renter, it can be submitted in writing and motivated within 7 days after departure.


Article 8 – Liability


The owner is not liable for:



  1. Theft, loss, or damage to the renter's property;

  2. Accidents, injuries, or damage during the stay;

  3. Temporary disruptions of facilities such as water, electricity, or internet.

  4. The renter is liable for damage to the accommodation or inventory caused by themselves, their companions, or visitors.

  5. Any damage must be reported directly to the owner.


Article 9 – Privacy and Data Protection


Casa dei Contadini processes personal data of guests in accordance with the European General Data Protection Regulation (GDPR).


Data is used exclusively for:



  1. Registration with local authorities (as legally required);

  2. Communication about the reservation;

  3. Optional: sending newsletters after renter's consent.

  4. Personal data is not shared with third parties, except as legally required.

  5. Guests can always request access or deletion of their data.


Article 10 – Disclaimer


Information placed in the guestbook or online reviews by guests is publicly visible to other visitors.


Casa dei Contadini reserves the right to remove reactions or mentions without reason.


Article 11 – Applicable Law and Competent Court


All agreements and disputes are governed by Italian law.


Disputes will be submitted to the competent court in the Perugia (PG) district, Italy.
